2、甲，乙双方约定该房地产实际成交价格为人民币整（RMB_ 元_）。由乙
方按本协议规定的支付方式支付甲方。

A according to the terms of this agreement.
3、乙方在此确认其于签订本协议前已对该房地产进行了初步验看。双方在此同意甲方将该房地产按现状交付乙
方即可，但是甲方必须保证该房地产内的管道，线路畅通，包括该房地产设备的完好可正常使用。在该房地产交付前，上述设备如有故障，甲方应负责任修缮并支付相关费用。
Party B confirmed that she has examined the property before signing this agreement. Both parties agree that Party A shall deliver it to Party B in current conditions . Party A shall ensure that the ducting and wiring of the property, and all the related fixtures and equipment are in good working order. If any is found to be defective, Party A shall make amend before delivery of property and bear the necessary costs.
4、双方同意本次交易之具体交易程序如下：
The procedure of the transaction for the property is as follows:
A．双方同意本协议项下的定金数额为人民币 _（RMB_ 元_）。乙方应于签订本协议的当日支付（或补足至）定金计人民币 _（RMB_ 元_）。

B．甲，乙双方约定于_ 年_ 月_ 日前签订《上海市房地产买卖合同》（以下简称“该买卖合同”）并申请办理公证手续，乙方应于签订该买卖合同当日支付甲方首期房价款计人民币整（RMB_ 阿庞

C. 双方在此确认：本协议下乙方应支付给甲方的第二期房价款计人民币整（RMB_ 元_）可以由乙方通过向银行申请购房抵押贷款的形势支付，乙方应于支付首期房价款后的_个工作日内，完成贷款审批手续，若银行贷款审批额度不足，乙方应于办理产权过户手续当日补足。
Party B may pay the cond payment of the amount RMB_ _in the way of mortgage Loan. Party
B shall complete the mortgage application procedure within _ working days after first
payment. If the amount of mortgage approved by the bank is less than the cond payment, Party
B shall top up the difference when the title is transferred.
D．甲方应于年月日前完成提前还贷及抵押登记注销手续。
Party A shall repay all outstanding mortgage and cancel the current mortgage registration before

押登记手续，并缴纳相关税费。
Both Parties shall go to the Property Exchange Center to apply for the transfer of title and registration of mortgage within _ days after the aforesaid has been done ,and pay the prescribed tax and fees.
F．待过户当日，甲方安排把所有住户搬离此物业并迁出所有户口（若有），然后与乙方办理交房手续，同时乙
方支付甲方房价尾款计人民币整_（RMB_ _）。
Party A shall vacate all tenants and remove all the residence registration on the day of transfer of title, and then deliver the property to Party B. Party B shall pay the last payment with the amount RMB to Party A.
5、待双方签定本协议第4条第B款所述之《上海市房地产买卖合同》生效后，本协议自行终止，甲，乙双方应
跟女朋友道歉的话按买卖合同所列条款履行。
When the Contract takes effect, this agreement is terminated immediately. Both parties shall obrve the Contract.
6、甲、乙双方同意，涉及本交易的各项税费由乙方按国家政策、法规的规定承担。而在签署本协议后至本交易
结束之间，若由于相关部门的法律、法规、政策变化，导致双方原来应当承担的税费增加或减少，都由乙方按变化的规定承担或享有。
Both parties agree that Party B shall bear the fees and taxes according to the laws. If there should be changes to the fees and taxes during the cour of the transaction due to changes in government laws and policies, Party B shall top up the differences or enjoy the rebates according to the new policy or laws.
7、双方约定，本协议履行过程中，若因国家政策未获批准导致乙方无法购买该房地产的，双方同意解除本协议
互不承担违约责任。甲方应在收到本协议终止后的_ 个工作日内退还乙方已支付的房款（含定金）。
If it is due to government actions which cau Party B not be able to purcha the property, both Parties agree to terminate this agreement without any breach by any party. In such an event Party
A shall return any amount paid by Party
B within _ _ working days after the agreement is
terminated.
8、在本协议履行的过程中，若因甲方原因导致本协议无法履行，甲方应双倍返还定金；若因乙方原因导致本协
议无法履行，乙方已支付的定金由甲方没收。
During the cour of this agreement, if Party A breaches the agreement, Party A shall return the deposit in double; if Party B breaches the agreement, the deposit paid by Party B shall be forfeited.
9、签订本协议后，甲、乙双方任何一方或双方未能履行本协议，导致双方的买卖合同无法签署的，违约方应向
丙方支付违约金，违约金数额为本协议第2条所述房价款的2%。
After signing this agreement, if either Party A or Party B or both paties fail to carry out this agreement,
leading to the Shanghai Real Estate Sale & Purcha Contract not able to be signed, the party in breach of the agreement shall pay the penalty to Party C. The penalty is 2% of the actual price as contained in Article 2 of this agreement.
10、本协议用中文和英文写成，两种文字具有同等效力。上述两种文字如有不符，以中文本为准。
This agreement is written in Chine and English, both versions should be equally valid. If there are differences between the two versions, the Chine version shall prevail.
11、本协议一经甲、乙双方或其各自合法授权代表签字立即生效，本协议一式三份，甲、乙双方各执壹份，中
介方执壹份。
This agreement is signed in three duplicates, all of which are of the same legal effect. Each
party shall hold on to one duplicate .

尊敬的各位领导，各位同仁：
大家好！
本人被组织任聘为。。。。副校长已有五年，主抓德育教育工作，分管学校后勤、德育、艺体、安全、卫生、综合治理等工作。身为副校长，我努力学习党的教育方针，学习邓小平教育理论。用全新的教育教学理念武装自己，努力提高自身教育理论素养。我在党的组织生活中，学习党建理论；在政治学习中学习党的路线、方针、政策、法规；在业务学习中，学习人文文化，加强自身政治理论，道德修养，培养高层次的道德感、责任感。
工作几年来，我以强烈的事业心、责任心力抓好德育工作，确保学校教育教学工作运作正常。我的工作原则是倡导培养“勤奋乐干，善于思索，不断创新”三种优秀品质。以奖励机制为主，及时勉励，激发老师团队精神，从而完成教育教学任务。其出发点是一切为了学生，为了学校的生存、发展而不辍劳作。下面我就德育工作管理谈谈自己的做法，将一年工作总结如下：
一、加强学习，联系实际，提高认识
教师是一门终身学习的职业。社会在不断发展，不学习就会跟不上时代的步伐，特别是作为一名校级领导和德育工作者，必须始终站在社会发展的前列，德育工作更要求紧跟社会形势的发展。因此，我坚持做到每天看新闻和阅读一小时的书，提高自己对政治的敏锐性，提高对教育的认识和个人品德修养，提高管理能力。在这一年里，我先后阅读了《德育文集》、《成功学校内部管理全书》、《教育
管理》等各类书籍，这些为我提高思想认识、更新教育理念、加快德育创新提供了扎实的基础。
（一）严格要求自己，以身作则
古人云“直而影正，以己以正而为人之标”，作为一名校级干部，在很多方面都要对自己有严格的要求，否则就没有进步，就不能为人之标，就没有能力去管理别人。作为校级领导成员、党的教育工作者，面对当今变革的时代，面对不断膨胀的知识信息和日趋多元性的社会给我们的教育工作带来的新问题、新情况，常常使我有一种危机感，因此，我必须不断努力充实自己、丰富自己。因此，我对自己提出了“凡事为先”的工作要求，只有自己身体力行，严以责己，严以律己才能在师生中树立良好的形象，才能使工作更好地开展，才能更好的服务于全校师生。
（二）健全德育领导机构，重视班主任工作
（1）加强班主任队伍建设，成功召开班主任经验交流会和例会；
（2）迎接各类验收，打造学校品牌。一年内，学校三度受到省级表彰，先后被评为“省绿色学校”、“省先进体育学校”、“省文明单位”；
（3）建立德育长效机制，注重活动育人。先后举行校第六届艺术节、第六届校体育运动会，开展了“阳光体育活动”，迎接了省“四个一”验收并获一等奖，开展“感恩教育”系列活动成效显著，举行元旦
文娱晚会，多次召开家长会，宣传学校品牌；
xxxx电影（4）狠抓学生常规管理，养成良好习惯。中午静校、桌椅归位、三禁止等活动有声有色；
（5）成功组织高一新生军训，为学生奠定了学习和生活基础。三个年级在班主任的管理下，教学秩序稳定、教师培训和考核到位，无论教学工作还是学生管理都有条不紊，开创地开展了学生小型体育竞赛活动，使管理工作充满生机与活力，且成效显著。
一是健全德育领导机构。成立了由。。校长、书记、我、政教处主任、团委书记组成的德育工作领导小组。我们定期召开会议，研究德育工作，由我负责具体落实执行。
泰培二是建立德育工作网络。在德育工作领导小组的领导下，建立了由政教处、年级组、团委、学生会、班主任、家长委员会组成的德育工作网络，覆盖了学校的各个层面。
三是重视班主任工作。学期初，我和政教处的全体都要精心挑选班主任，并对班主任及后备班主任进行了2次为期3天的岗位培训。组织召开全校班主任老师工作总结暨经验交流会。在学校阅览室为班主任老师订阅了《班主任之友》、《中国德育》和《德育报》。通过经验交流，岗位培训、教育管理理论学习，提高了全体班主任老师对学生思想教育工作的理论水平和工作艺术水平，为我校德育工作奠定了坚实的理论基础。
