三、 租赁范围及用途
Tenancy:
甲方同意将其所有的位于的房屋及其设施（包括家具和电器）在良好及可租赁的状态下租给乙方为使用，出租房的面积总计约平方米。

四、 租赁期：

4.2 租赁期满，甲方有权收回全部出租房屋，乙方应如期交换。乙方如有要求续租或退租，应提前壹个月通知甲方。
Upon expiration of the tenancy, Party A has the right to take back the entire lead property, and Party B shall deliver the lead property to Party A on time. Alternatively, Party B have the opton to renew this agreement or quit this agreement upon giving one month prior notice to Party A before the expiration of this agreement.
五、 租金及付款方式

5.1 双方谈定的租金为每月元。
The rent, agreed by both parties, is per month.
5.2 乙方支付甲方每月的租金，应个月支付一次。付款日期应在每月日之前。
Party B shall pay month’s rent in advance, on or before of each calendar month.

By transferring the amount or such rent to a bank account designated by Party A and the date of transfer shall be the date of payment.

5.3 由于乙方原因未能按期支付租金，乙方须按日加付其月租金5﹪的滞纳金。
If the rent remain being unpaid on time, Party B shall be liable to pay a late penalty fee equal to 5﹪of the month rent per day.
六、 保证金（押金）：
Security Desposit:
6.1 为确保出租房屋及其设施之安全并完好及租赁期内相关费用之如期结算，乙方同意于签订合同当日支付给甲方的租赁押金元作为乙方确保合同履行之保证金。
To ensure the welfare and good condition of the lead property and the related facilities as well as the prompt payment and ttlement of all related charges durning the term of tenancy, Party B agrees to pay to Party A within one day after the agreement signed a curity despositin the amount of as curity for Party B’s obligations hereunder.
6.2 除合同另有约定外，乙方应于租赁期满之日与甲方点清室内设施，并付清所有应付费用后，甲方当天将保证金全额无息退还乙方。
Unless other provided in agreement, Party A shall return to Party B the entire curity desposit without interest thereon upon expiration of the tenancy or sooner determination of this agreement after Party B ttled all charges of lead property with Party A.
七、 费用担保：

Payment:
7.1 租赁期间物业费和取暖费(指集中供暖的)由甲方承担。
Durning the term of the tenancy, the property management fees and the heat-prervation fees shall be paid by Party A.
7.2 房屋的冷、热水、电、天然气消耗按每月查表实数由乙方支付。
The cold, hot water, electricity, and gas payment(for water and tear) of the property shall be paid by Party B according to its actual payment per month.
7.3 电话费、有线收视费按实际费用由乙方交付。
Party B according to its zctual payment shall pay the payment for telephone and international channel.
八、 出租人的责任
Landlord’s obligations:
8.1 甲方须按时将出租房屋及其设施以良好的状态交付乙方使用。
Party A shall deliver the lead property and the related facilities in good condition to Party B on schedule.
8.2 租赁期内甲方不得收回出出租房屋（除非本合同另有规定）
Party A shall not take back the lead property durning the term of the tenancy.(Unless otherwi stipulated in this agreement)
8.3 在乙方遵守本合同的条款及交付租金的前提下，乙方有权于租赁期内拒绝甲方或其他人骚扰而安静享用出租房屋。
Provided that Party B abides and performs the appendixes of the agreement and the payment for the tenancy, Party B has the right to refu the interruption from Party A to enjoy the life satisfaction and peace.
8.4 房屋基本设施和结构，甲方有修缮的责任并承担有关的费用，并对其做定期修缮。
Party A is responsible for repairing and maintaining the basic facilities of the lead property and for bearing all costs thereto.
8.5 甲方谨在此声明及保证甲方为出租房屋的合法拥有人并由合法地位出租此房屋与乙方。
Party A hereby reprents and warrants that Party A is the legal owner of the lead property and has the necessary legal capacity to lea the property to Party B.
8.6 如在租赁期内，租赁房屋发生所有权全部或部分转移、或其他影响乙方权益的事情时，甲方应保证所有权人或者其他影响乙方权益的第三者，能继续遵守本合同所有条款，如乙方与本合同的权益人首次等所有权人或第三者所影响或损害，甲方须负责任补偿乙方的所有损失、损害、支出及费用。
