根据《中华人民共和国合同法》、《中华人民共和国城市房地产管理法》及其他有关法律、法规之规定，在平等、自愿、协商一致的基础上，甲、乙双方就下列厂房的租赁达成如下协议：
In accordance with the “Contract Law of the People’s Republic of China”, the “Property Management Law of City Real Estate of the People’s Republic of China” and other relevant laws and regulations, Party A and Party B, on the basis of equality and mutual understanding and through friendly negotiation, have reached the following agreement on the lea of the premis:
第一条 房屋的基本情况
Chapter 1 Basic Information on the Premis
甲方厂房（以下简称“厂房”）座落于----，总建筑面积为-----平方米；该厂房平面图参见附
件1。
江门幼儿师范学校Party A’s premis (hereinafter referred to as the “Premis”) are located at --- Road; total built-up area is ---- sqm. Plea refer to Annex 1 for the plan of the Premis.
该厂房应已具备所有必要的硬件设施（包括水管道，电线及电话线）以供乙方使用。
我想当一名医生The Premis shall be equipped with all the necessary hardware facilities (including water pipes, power lines and phone lines) installed inside the premi to be ud for Party B.
甲方向乙方和新公司陈述和保证其为厂房的唯一合法所有人,并且厂房在发生任何抵押或者其他类型的担保时，乙方在本协议下的权利权益不受到任何损害。
Party A reprents and warrants to Party B and New Co that it is the sole legal owner of the Premis and that, in the event of a mortgage or any other similar guarantees in connection with the Premis taking place, Party B’s rights and interests pursuant to this agreement shall not be damaged in any manner whatsoever.
第二条 留学个人陈述 厂房的用途
Chapter 2 U of the Premis
该厂房用途为工业厂房，乙方不得任意改变厂房用途。
The Premis should be ud for industrial purpo. Party B should not change the u of the Premis at its own will.
第三条 租赁期限
Chapter 3 Lea Period
租赁期限为---年，自新公司获得营业执照或项目批准证书之日起计算。
The duration of the lea period shall be ---- years, starting from the day of issuance of New Company business licen or Certificate of Approval.
第四条 租金
Chapter 4 Rental
4.1 该厂房第一到三年的租金为人民币12元/平方米/月，计人民币__________元/月 ，人民币__________元/季，人民币__________元/年。之后，每三年商定的递增不得超过___%。
For the first three years during the lea term, the rental of the Premis is RMB12/sqm/month. The total rental is RMB_________/month, RMB_________/quarter and RMB__________/year. The negotiated increa in the rental should be no more than _______% for each subquent period of three years.

第五条 付款方式
Chapter 5 Payment Terms

第六条 保证金
Chapter 6 Security Deposit
本合同签订后的7个工作日内，乙方应当向甲方支付总额相当于3个月租金额的保证金，即人民币--------。
Within 7 working days upon the signing of this Contract, Party B shall pay to Party A a sum of three months’ rental as the curity deposit, that is RMB------。
乙方向甲方缴纳的保证金应作为其履行本合同所规定义务的担保。如果乙方的行为违反合同规定的义务或者导致对厂房的损害，甲方有权从保证金中扣除相应数量的金额作为补偿。 在合同终止日期后30天内，甲方在从保证金中扣除乙方违反任何合同义务应承担的的补偿、赔偿或违约金后应将保证金的余额无息返还给乙方。
The curity deposit shall be taken as the warranty for Party B’s due performance of its obligations under this Contract. If Party B carries out activities that are against its obligations or result in any damage to the Premis, Party A is entitled to deduct corresponding amount of compensation from the deposit. Within 30 days from the expiration of the Contract, Party A shall return the balance of the curity deposit to Party B without interest after making deductions from the curity deposit for compensation for

第七条 维修养护责任
Chapter 7 Maintenance Responsibilities

甲方向乙方和新公司陈述和保证厂房和用于建筑的材料应符合中国有关法律法规关于消防、安全和环保事宜的所有要求。且该厂房已获得所有所需的政府强制性证书（包括，但不限于环保证书，防火证书及防雷证书）
