第二条、租赁客体
Article2. Object of the Lea
2.1出租人出租其位于xxxx 的公寓。包括所有的附属装置、家具和电器 (以下统称“租赁房产”)

The Landlord leas out the apartment located at xxxxx Including all fixtures, furniture and appliances (hereafter referred to as the “lead property”).
2.2该租赁房产的总面积为xxx平方米。其中:卧室x 间,卫生间apec是什么x,厨房x间,洗衣房 feed是什么意思间,地下室 ,车库 ;花园面积 平方米,(包括草坪、花草、树木、围栏等)

2.3 承租人有权使用出租人供所有承租人使用的共用面积。
The Tenant shall have the right to u the common areas shared by all tenants.
2.4 该租赁房产仅用于承租方指定人员居住,不得用于经营等其它用途。

2.5 英语手抄报题目本合同附件一为房产证明或购房合同及业主身份证复印件(营业执照复印件)。
本合同附件二为家具、附属装置和电器的清单。

第三条、租期
Article3. Lea Term
3.1 租期为1年,自x xxx 起,至xxxxx日止。
The lea term is for xx year, commencing on xxx,expiring on xxxxx
3.2 合同期满后本合同终止,承租人若想延长租期,应在租期届满前的至少1个月书面通知出租人。
Should the Tenant want to extend the lea term, he shall notify the Landlord in writing not later than 1 month before the expiration of the lea term.
第四条、租金与支付条款
Article4. Rent and Terms of Payment
4.1 租金应为未税每月xxxx RMB,租金每半年支付一次。
每月房租包括:发票税金xxx,物业管理费xxx元,有限(数字)电视的安装和使用费xxx元,宽带安装和使用费xx元,中介费用xx元style是什么意思,车位费xxx元,水电气费xxxx元,一年内超出限额部分的水、电、煤气费用由承租方支付。
The rent shall be xxRMB without tax per month. The rent shall be paid six month. The monthly rent should include official tax RMBxxx ,the Management Fee RMB xx, the TV installation fee and using fee RMB xxx, the broadband installation fee and using fee RMBxx, agency fee RMB 0, and utility fee such as: water, electrical and gas fee RMB xxx which will be balanced by year. The extra utility fee over the above mentioned limitation should be paid by the tenant.
4.3 付款应以银行转帐方式付款。

第五条、管理服务与管理费
Article5. Management Services and Management Fee
出租人应对该租赁房产进行维护。管理费用包括,但不限于,建筑物内外的公共用地的清扫、对指定的垃圾箱内垃圾的清除,该地区电线和管道设施维护的费用。
The Landlord shall conduct maintenance on the lead property. The management fee includes, but is not restricted to, the cleaning of common areas, garbage removal from designated dustbins, maintenance of electric wiring and plumbing facilities on the area.
第六条、税费
Article6. Taxes and Fees
出租人应支付政府部门向其征收的除租房税金外的所有税费。
The Landlord shall pay all taxes and fees levied on him by the authorities except the rent tax.
第七条、租赁房产的状况

7.1 出租人应不迟于租期的第1(大写:壹 )天将该租赁房产以清洁、良好的状态移交给承租人,并在移交的同时交出该租赁房产的钥匙。
The Landlord shall deliver the lead property to the Tenant in a clean and good condition no later than on the 1st (in words: first) day of the lea term. The Landlord shall hand over keys of the lead property at the time of delivery.
7.2 出租人在任何时间都应使该租赁房产保持良好的状态。出租人应对房产的结构及各项设施和设备 进行维护,并在出现问题的情况下及时纠正或维护;如果出租人没有在合理时间内但不迟于接到通知后的一个星期内纠正该问题,则承租人有权请求赔偿和/或纠正该瑕疵,费用由出租人承担,承租人应向出租人提供所付费用的资料和收据。30天内未能解决,承租人有权立即搬出此房,并不承担任何赔偿。
The Landlord shall at all times keep the lead property in good condition. The Landlord
shall provide maintenance to the property and repair defects such as: cracks on the wall in a structure; electric appliance works unproperly; construction against the local or compound regulation. If the Landlord fails to correct defects within due time but not later than 1 week after being notified, the Tenant shall have the right to claim damages and or correct the defects at the expen of the Landlord. The Tenant shall provide the Landlord with documentation and receipts of costs incurred. There shall be no penalty provided it cannot be solved in 30 days, and The Tenant has the right to check out.
